Flat and low-slope commercial roofs fail differently than residential shingle roofs. Water pools instead of running off, penetrations multiply across HVAC curbs and vents, and a slow leak can damage inventory or equipment long before anyone notices. The right system depends on your building’s slope, existing membrane condition, drainage layout, and how long you need it to last. Here is what we work with:
| TPO Membrane | Thermoplastic polyolefin is the most common system on flat commercial roofs in this climate. Heat-welded seams, strong UV resistance, and a white surface that reflects heat well. Works on most flat and low-slope decks and is usually the cost-effective default when the existing membrane has reached the end of its life. |

What we inspect on a commercial roof
A flat or low-slope roof has a longer list of failure points than a residential shingle roof. Our inspection covers the full system:
- Membrane condition. Blistering, splitting, punctures, and seam separation are the most common failure modes. We document location and extent on all of them.
- Flashing at walls, curbs, and penetrations. HVAC curbs, pipe boots, skylights, and parapet walls are where flat roofs fail most often. Each one gets photographed.
- Drainage. Internal drains, scuppers, and gutters. Blocked drainage is the leading cause of accelerated membrane wear on flat roofs in Houston.
- Deck condition. Where we can access it, we check for delamination, rot, or soft spots that would affect the new system’s attachment.
- Existing insulation. On re-cover projects, insulation moisture content matters. Wet insulation under a new membrane traps heat and destroys the roof from below.

What is the difference between TPO and modified bitumen for a commercial roof?
TPO is a single-ply membrane welded at the seams and is generally faster to install. Modified bitumen is a two-ply system that handles ponding water and foot traffic better. Which one makes sense depends on your roof’s slope, drainage layout, and existing condition. We explain the trade-offs on the inspection.
Can you coat a commercial roof instead of replacing it?
Sometimes. A silicone or elastomeric coating can extend the life of a roof whose membrane is still structurally sound but has reached the point of minor surface deterioration. If the membrane has failed seams, significant blistering, or wet insulation underneath, a coating is not the right answer — it seals problems in rather than fixing them. We tell you which situation you are in after we look at it.
How long does a commercial roof replacement take?
A straightforward flat-roof replacement on a single-story commercial building typically takes two to four days once materials are on site. Larger buildings, complex penetration layouts, or jobs where we uncover significant deck damage take longer. We give you a schedule on the written quote.
Do you handle commercial roof repairs as well as full replacements?
Yes. A leak at a single penetration or a localized seam failure does not always require a full tear-off. We assess what the repair scope needs to be and tell you honestly when a repair will hold versus when you are patching something that is going to fail elsewhere in the next season.
