Why the service area stops where it does

Plenty of roofing companies will drive two hours for a job. We would rather not, and the reason is the part of the job that happens after the crew leaves. A roof that was installed correctly still occasionally needs somebody back on it — a pipe boot that needs reseating, a ridge cap that took a hit in the next storm, a question about a stain on a ceiling that turns out to be condensation rather than a leak. If the company that installed it is forty minutes away, that visit happens this week. If they are on the other side of Houston, it becomes a scheduling problem, and scheduling problems are how small issues turn into arguments.

So we drew the line around Fort Bend County and the communities immediately touching it. Everything inside that circle is close enough that a callback is a normal part of the week rather than a special trip. That is the whole logic.

What a Fort Bend County roof is actually up against

This part of Texas puts a specific combination of stresses on a roof, and it is a harsher combination than most homeowners realise:

• Hail. Southeast Texas sits in an active hail corridor. Storms here do not come every year, but when they do they arrive across a wide front and hit thousands of roofs in a single afternoon. Damage is frequently invisible from the ground.
• Wind. We are inland from the coast but well within reach of tropical systems that still carry serious wind by the time they get here. Wind damage usually shows up as creased or lifted shingles rather than missing ones, which is why it gets missed.
• Heat and UV. Long summers with sustained high roof-deck temperatures age asphalt shingles faster than the same product would age further north. A roof rated for thirty years is doing well to get past twenty here.
• Humidity. Gulf Coast moisture means attic ventilation is not optional. Under-ventilated attics cook shingles from underneath and rot decking from the inside out.
• Expansive clay. The soil across Fort Bend County swells and shrinks with moisture. Houses move. Roof planes shift slightly with them, which is why older homes here develop cracked mortar at chimneys and separated flashing at wall transitions.

Every one of those is a normal condition here, not an emergency. But they are the reason a roof in Richmond needs looking at more often than a roof in a milder climate, and the reason we inspect the whole system rather than just the shingle that made you call.

Permits, HOAs and inspections vary by address

The six cities we work in are separate jurisdictions, and a good part of Fort Bend County is unincorporated with different requirements again. Permit rules, inspection expectations and what a homeowners association will and will not approve are not the same from one to the next, and they change. Before we schedule a job we confirm what your specific address requires rather than assuming it matches the last house we did. If your neighbourhood has an architectural committee with a colour and profile list, tell us at the inspection and we will quote to something on it.

How storm season changes the way we schedule

After a significant hail or wind event, the whole county calls the same week. We handle that by triaging: anything with water actively entering the house goes first, temporary protection goes on the same day where we can, and full replacements get scheduled behind that. If you call us after a storm and we tell you a realistic date rather than promising tomorrow, that is why. We would rather give you an accurate date than a comfortable one.
