What we repair

Active leaks. Finding where water enters is rarely where the stain appears on the ceiling. We trace it properly rather than caulking the nearest suspicious spot.
Missing, lifted or cracked shingles. Usually wind damage, and usually worth fixing quickly before the exposed deck takes on water.
Flashing failures. Chimneys, wall junctions, skylights and pipe boots. Flashing is the single most common leak source on an otherwise sound roof.
Valley damage. Valleys move the most water on the whole roof, so they wear first and leak worst.
Flat and low-slope sections. Patios, additions and porch roofs need membrane repair, not shingle patching.
Damaged decking. If the sheathing under the leak has gone soft, it gets replaced before anything goes back over it.

How we decide repair versus replacement

Repair makes sense when	The damage is localised, the surrounding shingles still have granules and flexibility, and the deck underneath is sound.
Replacement makes sense when	There are leaks in several separate areas, shingles crack when lifted, granule loss is widespread, or the decking has been wet long enough to soften.

Do not wait on an active leak

A leak that shows up as a small ceiling stain has already been wet for a while, and the cost of dealing with it climbs the longer it sits. Water tracks along rafters and insulation, soaks decking, and eventually gets into drywall and framing. In this humidity it does not dry out on its own between rains. Repairing a leak early is one of the cheapest jobs we do. Repairing what a leak did over eight months is not.

Will you try to sell me a whole new roof?

No. If a repair will get you several more good years, that is what we will recommend. When we do say a roof needs replacing, we show you the photographs that led us there.

Can you find a leak if it only shows up in heavy rain?

Usually, yes. Intermittent leaks tend to point at flashing, valleys or a nail penetration that only fails under volume. We inspect the likely paths rather than guessing, and we can water-test a suspect area when it is not obvious.

Do you repair flat or low-slope roofs?

Yes. Patio covers, additions and porch roofs in this area are usually low-slope and need a membrane repair rather than shingle work. Patching a flat section with shingle material is a temporary fix that fails.

What does a roof repair cost?

It depends entirely on what is wrong and how much of the roof it affects. A single pipe boot is a different job from a failed chimney flashing with wet decking underneath. You get a firm number after the free inspection.
